How to WIN Multiple Offer Situations on Your Dream Home

After hours of searching for your perfect home, you finally make an offer on the one that you love only to find that you were beat by another home buyer who now owns your dream home.

It’s a strong seller’s market now. Homeowners are constantly being outpaced by buyers with cash or other advantages.

The easiest way to win offers would be to have a higher offer or use cash. However, the highest offer is not always the strongest offer. Want to know more?

Here are a few tips we at ODIGO use to win multiple offer situations.

  1. Choose one of three inspection contingency options.
    Option 1 – reduce the inspection contingency period down to 3-5 days.
    Option 2 – get a pre-inspection completed prior to submitting your offer.
    Option 3
    – you can waive the inspection contingency all together yet be careful of this option.
  2. Do a Limited Financing Contingency waiver: The contingency only applies to the appraisal amount and not the ability to get financed.
  3. Write a Personal Letter from the buyers (you). Include pictures along with some kind of story that involves why this home is so special to them.
  4. Your agent must know how to build quick rapport with the listing agent. Believe me, there are many benefits of doing this, not only to win the offer but in having a smooth and equitable transaction.

Now these are just a few of the techniques that can be used and there are several factors that can determine the outcome of winning a multiple offer situation without spending your life savings.
